Frequently Asked Questions


Do I have to pay the full amount on booking, or can I pay a deposit?
For bookings more than 6 weeks ahead – A minimum deposit of £100 per week/short break is required to guarantee any reservation in a Caravan, Cottage or Lodge. For the luxury B&B rooms a 50% deposit of the total booking is required.
For bookings less than 6 weeks ahead – Full payment is required at the time of booking.
We are unable to hold any reservation without a deposit.
Any deposit paid is non-refundable, unless we are unable, for any reason, to accept the booking
If any booking is made, and the monies has not been received within 48 hours of booking, the reservation will be cancelled without notification.
Your balance is due 6 weeks before arrival.
You will receive email confirmation of any reservations made. You will also receive email confirmation once any deposits/payments have been received. You must ensure that you pay any amount required in accordance with the booking confirmation. If not, we will have the right to cancel your reservation, keeping any monies received. You should check the confirmation document carefully and notify Grange Farm Park immediately in case of any mistake or discrepancy.

How can I pay for my booking?
You may pay by cheque, credit card, debit card or BACS. Our prices are inclusive and quoted in Pounds GB. You can pay online or over the phone.
Payment by cheque payable to Ann Graves for rental of Yew Tree Cottage, The Granary, Caravans C4, 4, 5 and 6.
Payment by cheque payable to Graves Properties for rental of Ash, Oak, Chestnut, Walnut, Lakeview 1 and Lakeview 2, Breeze Lodge, Badger’s Den, Poppy, Daisy and Rooms 1-6.
Payment made to Graves Properties are prices inclusive of VAT at the prevailing rate.
Please quote your reference number and the name on the booking in all correspondence.

Can I change the dates of my booking?
If you wish to amend the date of your agreed rental period with us, there will be a £20 administration fee. The request will only be accepted if the accommodation is available for the dates requested. Please note that any change of date, will most likely involve a change in the price of your break, and the relevant amendment charge being added. If the price of the amended break is lesser than the original priced booked, no refund will be given.

Cancelling my booking?
You can find the cancellation policy within the booking terms, or below.

Do you allow pets?
Yes, we do. There is a £30 charge per dog in the caravans, cottages and lodges. And £10 per night in the luxury B&B rooms.
Badgers Den, Breeze Lodge and Room 1, 2 & 3 DO NOT allow pets.
We politely request that you do not leave dogs unattended in the accommodation at any time. Should you go out, you must take your dog/s with you. No dogs are allowed on furniture, upstairs (if applicable) or on/in beds. Dogs should be kept on leads at all times.
We advise you to bring a pet basket/bed.
Extra charges will be made for damage or extra cleaning and washing caused by dogs. This will be invoiced to you.
Guests with allergies should be aware that we do not accept any liability for any suffering which may occur because of such pets having been present previously.

What time can I check in?
Check in time is from 3pm. If you arrive at the park early, you are welcome to use the facilities. We cannot guarantee the accommodation will be ready before 3pm.

What are the Sat Nav details to get to Grange Farm?
The postcode for the park is LN13 0JP
We are on the main road from Alford/Withern to Mablethorpe. Do not turn off down Hodgetoft Lane.

Where do I park when checking in?
When arriving in the main entrance (not the Farmhouse) there is a large car park on the left. Head to the office on foot to check in. A member of staff will show you to your accommodation and direct you where to park safely for your stay.
Please remember to drive slowly and with care into, around and out of the Park. There are children, adults and animals around the park.

Do you have a map of the site?
We can send one out via email as either a pdf, or jpg format

Can I park outside my accommodation?
There is parking outside the caravans, cottages and lodges for a maximum of 2 vehicles; additional vehicles should be left in the overflow car park. The B&B rooms are required to park in the designated car parks.

Do I need to bring towels and bedding?
Towels and bedding are provided for B&B rooms, cottages and lodges. All beds are freshly made ready for arrival. Each guest will be provided with a hand towel, and bath sheet.
If you are staying in a caravan, you will need to provide your own towels. Bedding is provided for bedroom 1, any further bedrooms then you must provide your own bedding.

Do you supply highchairs and travel cots?
Yes, we do. We only have a limited number, therefore unless pre-booked direct with the office we cannot guarantee availability.
We do not provide bedding for travel cots.

Is there WIFI in my accommodation?
The B&B rooms has access to WIFI, free of charge, as does Yew Tree Cottage.
You can hire a 4GEE WIFI box for £5 per day for caravans, cottages and lodges. These are suitable for moderate internet use – social media, emails, and are not suitable for streaming (Netflix, You Tube, iPlayer etc). We have a limited number, so recommend booking in advance to avoid disappointment.

Are the hot tubs private?
Yes. All our hot tubs are private.

Is there a BBQ in my accommodation?
No, we do not provide BBQ’s. You are welcome to bring disposable ones. They must be used safely, and stood on bricks. Ensure they are completely out before disposing of them.

Can I get a supermarket delivery to my accommodation?
Yes. Please ensure that the delivery is booked under the same name as your booking with us. Please also ensure that the delivery is booked after your check in and arrival. We are unable to accept deliveries on your behalf.

Is there a hairdryer in my accommodation?
Yes, there is a hairdryer in all our accommodation.

Can I smoke/vape in my accommodation?
No, all our accommodation is smoke & vape free; this includes the on-site restaurant. If you are found to be or have been smoking in your accommodation there will be a £100 fine. This will be billed as an invoice, which will need to be settled on receipt.

What facilities do you have onsite?
We have a licensed bar & restaurant The Stables (pre-booking is advisable), 2 well stocked fishing lakes (this is free for our holiday guests), and a children’s play area, with go-karts and ride on tractors. There is also a large fully enclosed paddock for off lead dog exercise, with plenty of dog toys found around the park.

Are there any laundry facilities?
Yes, there are laundry facilities available for a charge.
The Granary and Yew Tree have their own washing machines. All caravans, cottages and lodges have an iron and ironing board. Iron and ironing boards can be provided upon request for the B&B rooms.

Do you have a restaurant on site?
Yes, we do. The Stables bar & restaurant is open every day serving breakfast, lunch, evening meals, as well as light bites and homemade cakes and scones. Along with the delicious food, they serve a vast array of both alcoholic, and non-alcoholic beverages. We do advise booking a table in advance; as they do get very busy during the peak times of 6.30-8pm.
If you prefer to eat in the comfort of your accommodation, The Stables can provide your meal as a takeaway for you to collect at your convenience.

Do you have evening entertainment?
We don’t have any evening entertainment. The Stables bar & restaurant is open every day until late. Throughout the year events will be held in The Stables bar & restaurant, some events will be ticketed, which you are more than welcome to join. You can call The Stables Bar & Restaurant to find out if there are any events on during your stay.

What time do I need to check out?
Check out for the caravans, cottages and lodges is 10am.
Check out for the B&B rooms is 11am.

Will my hot tub be available on our check out day?
Hot tubs are drained from 8am onwards, this is because we drain, clean and refill every hot tub for each booking.

Do you offer a late check out service?
We do offer a late check out service for the B&B guests, which enables you to check out at 12pm. There is a £30 charge for this service. A late check out can only be booked direct with the office, 48 hours before arrival.

What happens if I have made any damage?
If any damage is found in the accommodation during its servicing, you will be sent an invoice for the cost to cover the repairs/clean. The invoice will need to be settled within 14 days of the invoice date, before further action is taken.
We will endeavour to discuss the damage charge first before issuing the invoice.

What happens if I have left something behind?
If you think you have left something in your accommodation, call the office to find out if the housekeeping team have located it. We are more than happy to send the item/s back to you at your expense. The cost of packing and sending must be covered by you. Any payments will need to be made before the item/s are posted.

Where is the nearest town or village?
Mablethorpe – just a short drive; approx. 3 miles.

Where is the nearest shop or supermarket?
A couple of minutes’ drive there is a small convenience store. Slightly further into Mablethorpe there is a Lidl, Coop, Heron and also smaller independent stores.

Can I book a taxi easily?
We advise you book taxis from the park well in advance. As we are located rurally, the taxi services are often booked up quite quickly – in particular weekends.

Where/what is good to visit nearby?
There are a number of attractions and local destinations to visit in the area. There is an information pack in the accommodation with recommended places of interest. Alternatively, leaflets are available from the office.

How far is the coast from Grange Farm Park?
Mablethorpe is approx. 3 miles away, or slightly further to Sutton-on-Sea. If it is a typical seaside town you want, try Skegness, or a lovely beach for a quiet stroll then try Anderby Creek or Huttoft.

Do you do a one or two-night stay?
Yes, you can book the luxury B&B rooms for one or more nights.
The caravans, cottages and lodges are all booked on a short break or week basis.
Short breaks are Monday – Friday or Friday – Monday.
A week stay is Monday – Monday or Friday – Friday.

Where is the nearest airport or train station?
Humberside airport is the nearest – approx. 39 miles away (55 minutes’ drive)
Skegness train station – approx. 19 miles away (35 minutes’ drive)
Grimsby Town Train Station – approx. 29 miles away (50 minutes’ drive)
Cleethorpes Train station – approx. 30 miles away (55 minutes’ drive)

Where is the nearest bus stop?
Just a short walk out the park, past The Turks Head. Bus timetables are available in the office.

What is the cancellation plan?
Once you have booked your stay with us and we have accepted your booking, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you wish to cancel the accepted and confirmed booking with Grange Farm Park, you must notify us over the phone and in writing immediately. A cancellation charge is payable depending on the number of days before the rental period start date.
The amount payable is set out below, the number of days refers to the number of days’ notice given of cancellation before the rental period start date.

If for any reason the accommodation you have booked becomes unavailable or unusable prior to the start of your rental period, we will endeavor to find you suitable alternative accommodation. If suitable accommodation cannot be sourced or unacceptable to you, all monies paid to us will be refunded. Whatever the circumstances, our liability to you will not extend beyond a full refund. We shall not be responsible for any consequential loss.

We strongly recommend that you obtain suitable holiday insurance to avoid any loss owing to cancellation.
